I work for you, never for the mill. A managed sale means marking the trees, writing a prospectus, and putting the timber out to competitive sealed bids from multiple qualified buyers, then a written contract with payment before any cutting starts and oversight through closeout.

Competition is where the value shows up. On one black walnut sale, every offer the landowner had gathered came in under $6,000; marked, put out to competitive bids, and run under contract, the same timber brought close to $30,000. Most spreads are narrower than walnut’s, but the direction holds.
